provide property management services after completion in both the UK
and France. We believe good communication is fundamental to any
successful project and this is our principle core value. More
project failures occur as a result of poor communication than for any
other reason.
Quite simply we want to help you achieve your goals and dreams and
provide a quality product that you will be able to enjoy for many

Jason Park is a qualified mechanical engineer who has worked in the oil
industry as a project engineer, responsible for construction project
budgets & schedules. He grew up around property developments
with a father who was a joiner and builder. He moved into
property renovation in 2003, more recently having taken on a large
project in France. He has a real passion for property, and the
vision to create something very special. His attention to detail
and commitment will result in a finish of the highest order.
Finding and Buying your property in the UK
Finding the right
property is not easy and it can be very time consuming taking all your
free time and, as a result, this puts undue stress and strain on you
and your relationships. I want to help take away this stress,
find the right area and the right property for you, saving the leg work
of trawling through a magnitude of possibilities. Using your specific
criteria, and taking into account your current lifestyle, I can short
list properties that would ideally suit your needs and desires for the
future.
Finding and Buying your property in France
So you have decided that
you want that dream property in France. It could be a holiday retreat
to get as far away from your busy life as possible or maybe you have
decided to take the plunge and move lock stock and barrel to France.
In either case it is easy under estimate the magnitude of the decision
you have made. You know yourself from searching and buying property in
the UK it is not always straight forward. Just finding the right
property can be difficult and what happens when you have found the
right place and learn everything is not just going to be so straight
forward. Now imagine the same scenario but the house is in France. You
have the obvious language barriers coupled with different laws,
regulations and procedures. It can be a mine field! Believe me we know
first-hand!
We want to make finding and buying your property as stress free as
possible. It might sound obvious, but do you actually know where you
want to buy your home and what is it you want from your home its
surroundings and location?
In France you will be expected to pay estate agents fees of 5-7% and
more in some cases. We believe this is too much to pay especially when,
from our own experience in buying and selling French property, you do
not receive a service comparable to UK estate agent where you will only
pay 1-1.5%. We intend to create a website where people selling
their properties can advertise them direct. We will aid people in the
purchase of the property through a private sale using the necessary
solicitors.
Renovating your UK property
Property is one of the
biggest decisions both financially and emotionally you will make in
your lifetime. It is one of the most talked about subjects today.
Whether you are looking to completely renovate your existing or new
property or simply change the interior design we can help you.
There are ways of creating the property you desire without having to
move house. You may not realize or have thought about that by reworking
and redesigning or adding to your current home that you can achieve
what you desired of a new property.
We will work with you from start to finish listening to and working
with your initial ideas offering help and advice at every stage. We
will establish the scope of work required a schedule of the works along
with a start and end date. We can manage your renovation project
from initial sketches to detailed architectural design, through the
building and renovation work and on to the finish and interior design
of your home. It is also important to remember the exterior of your
property the facilities you want, from the design and layout of the
garden to external storage and swimming pools. We feel this is as
important as the house itself and makes a house become a home.
Renovating your French property
You have found the
perfect property but it may need some minor work or perhaps it needs
complete renovation. Finding the right people in France is difficult as
you will need someone who you can trust, can rely on, and who can
communicate! It is amazing how often trades people in France do not
turn up or leave the worksite with no notice which can be incredibly
frustrating and inconvienient.
There are different rules and regulations that must be adhered to in
France and it is not always obvious or easy to know what your
limitations are. The methods and materials used for renovation work are
often different to what is used in the UK. Managing your
renovation work from the UK has its obvious difficulties coupled with
your own work and daily life can be very stressful as well.
You need to establish the scope of work required a schedule of the
works along with a start and end date. Within this you must allow for
many factors such as:
• Do you need an architect/structural engineer and subsequently what planning consents are needed?
• Availability of trades required
• At what stages are the various trades people required
• At what stages are building inspections required before further work can progress
What is your budget? Is
your budget realistic to cope with the scope of work required? Do you
have a contingency, have you allowed for the fact that there could be a
lot of travel and accommodation expenses during the renovation?
Managing your property in the UK and France
Once the property is
completed you may wish to rent the property out to create an income or
simply for the property to pay for itself. To achieve the maximum
return the property must be kept in pristine condition.
You need to know that the house is clean the grass is cut the hedges
are trimmed and that all appliances are working correctly. Perhaps more
importantly you need to know that there are no major problems that need
that could be avoided or rectified for example from a storm etc.
The last thing you want to be doing when you go to your investment,
holiday home or retreat is repairing any faults or cleaning and tidying
your home and garden. You have gone there for a rest to get away from
work.
